Case study · Point Chevalier

Same site, two strategies, half the cost.

The owners wanted a new home and to finish the project debt free. The feasibility tested two ways to get there.

The brief

Build a new home, subdivide, and pay off the mortgage.

We modelled two strategies on the same section, each ending with two lots of 494m² and 305m².

Strategy 01

Remove the existing house, build new at the rear, subdivide, and build or relocate a home at the front to sell.

$2.4m + GST
Over budget
Strategy 02

Relocate the existing house to the rear and renovate, subdivide, and relocate a home to the front to sell.

$1.26m + GST
Construction cost down from about $1.95m to $800k
The one they chose
Good to know

What's not included.

Feasibility reports are desktop studies based on council records and our experience. Where a site needs specialist input, we'll tell you what and roughly what it costs, and can organise it for you.

  • Measured site survey
  • Geotechnical investigation
  • Specialist reports (flood, arborist, traffic)
  • Registered valuation
  • Council fees and pre-application meetings
  • Detailed design and consent drawings
Questions

Feasibility, answered.

Which report do I need?

If you're splitting a section into two lots, with or without a new home, it's the Subdivision Feasibility. Three to nine homes on one site is the Development Feasibility. If you've already done your own numbers, or want a quick expert look before buying, start with the $950 Review.

Still not sure? Choose "Not sure, help me choose" on the form and we'll point you to the right one.

How long does it take?

The Review takes 3 working days and the full feasibility reports take 2 weeks, from when we have everything we need. That's usually just the address and a copy of the title, which we can get for you.

Can you look at a site I'm thinking of buying?

Yes, and it's one of the best times to do it. If you're under contract, tell us your due diligence date and we'll let you know whether we can meet it. The $950 Review is often enough to decide whether a site is worth a full report.

Can I use the report for finance?

Yes. The cost estimate, timeline and, for development reports, the values and return are laid out the way lenders and brokers expect to see them. Your bank may still want its own valuation.

Are the sale values and profit guaranteed?

No. They're estimates based on agent appraisals or recent comparable sales at the time of the report, and markets move. That's why development reports include a sensitivity table showing what happens if prices, costs or interest rates change. Full terms are in our fee agreement.

What if the report says it doesn't stack up?

Then it's done its job. We'll tell you honestly if your site doesn't stack up. We've told clients not to proceed. You'll know before spending tens of thousands on consultants and consents, and we'll explain why and whether a different approach could work.

Is the fee credited if I go ahead?

Yes. The Review is credited against a full feasibility, the Subdivision Feasibility is credited against Unlock Your Section, and the Development Feasibility is credited against the next stage with us.

Do I need a survey or geotech report first?

No. The report is based on council records and our experience, and it will tell you whether a survey, geotech or other specialist report is needed and roughly what it costs.
